As real estate market analysis has evolved and gradually become more sophisticated, it has drawn increasingly on the use of ‘supporting evidence’. For instance, if the prevailing demand is analysed solely on the basis of transactions completed on individual properties then an important part of the picture may be missing. The number and type of completed transactions, for example, is often restricted by the availability of suitable property due to the infrequent transfers. Attention should be placed on the underlying level and character of demand by analysing demographic characteristics (especially for retail developments with reference to disposable income) or the structure and performance of its local economy (e.g. employment rate), amongst other factors. Official statistics of this type are available from most relevant government bodies that conduct a regular census and also from consultancies to provide an additional analysis of census data.

A high OA and kappa coefficient in a confusion matrix suggest good classification performance. However, the OA and kappa coefficient may not be representative of the reliability of the winter wheat acreage estimates. Hence, the AE and RE were calculated to measure the reliability of the acreage estimates (Table 8). This step also serves to further assess the overall performance of the classification methods. The acreage estimates in Table 8 were systematically derived from the thematic maps. An area of 31,000 hectares of winter wheat was grown in 2014 in the study area according to official statistics (Binzhou 2015). The AE and RE were calculated against the official statistics.
